My Biggest Loss and My Hardest Lesson
In March 2016, I invested £138,167 into Unit 17.05 at The Residence, Manchester, believing in a vision that promised, if not 100% guaranteed, 2 years' rental income, growth and opportunity. That dream collapsed when the developer, EL Group, went into administration mid-project, leaving over 200 investors stranded and a combined loss of more than £16 million.
This wasn't just a financial blow — it was a wake-up call. It taught me that due diligence isn't optional, transparency is non-negotiable, and resilience is everything. I turned this setback into fuel for my mission: to expose the truth behind property deals and empower investors to make informed, fearless decisions.
Because success isn't about never falling — it's about how you rise after the fall. And trust me, I'm growing stronger than ever.

One of my earliest and hardest lessons came in 2011 during a holiday in Bali with the Wenno family. I bumped into a former colleague from my days working at a high-end restaurant in Jakarta when I was just 18 years old. We reminisced about the past, shared laughs, and caught up over cocktails overlooking stunning beaches.
She proudly told me about her café and sports bar near my boutique hotel. I was impressed — until the conversation shifted. She mentioned plans to expand, and I suggested adding a funky retro vibe. Before I knew it, I was offering to invest. The next day, lawyers were on the phone, papers signed, and I became a silent partner with a 40% share.
Fast forward two years: no returns, no updates, and eventually, no café. It had closed down, and she vanished without a trace. My $40,000 investment? Gone.
Lesson learned:
Business and friendship rarely mix. Contracts mean nothing without trust and accountability. This experience taught me to never invest on impulse and always prioritise due diligence over nostalgia.

London, December 2015. I ventured into property investment, overflowing with dreams and confident that I was paving the way for financial independence. Little did I know, I was stepping straight into a tempest of lies, deceit, and heartbreaking betrayal. Being goofy was my shield — if I could make you laugh, I could make you listen.
The offer seemed enticing: an off-plan buy-to-let apartment named One Wolstenholme Square in Liverpool, tagged at £109,950.00. I also acquired another off-plan buy-to-let projects, The Residence in Manchester, in March 2016 for £138,867.00. Stupidly, in the end, I agreed to purchase via a long-distance phone call between me and my property consultant, just like that, I know it’s crazy, right? And all these shenanigans, or you can call this transaction gone wrong, all happened in April 2016 in the apartment in Scottsdale, Arizona, USA.
Two property purchases were made with the expectation of guaranteed rental income, which made them particularly appealing investments. These properties were facilitated through an agency called Experience Invest, located at 43 Palace Street, SW1E 5HL, London, United Kingdom. However, this agency has since ceased operations following a significant scandal.
The controversy involved E L, a young multimillionaire developer, as well as the former Mayor of Liverpool, J A, who has been charged with misconduct and bribery. Additionally, nine former Mayors of Liverpool have also faced charges related to bribery offences that occurred between 2013 and 2020, linked to receiving hush funds from developers. This situation highlights serious ethical concerns within Liverpool's municipal governance.
